Division Orders

Gosling Czubak has calculated hundreds of Division Orders over the past 40 years for oil and natural gas producers. These calculations have helped oil and gas companies determine each mineral owner’s equitable share of the royalties of a producing well in the designated drilling unit.

One of the most unique division orders that we prepared was at Lake Manuka in Otsego County. This project had two parcels of land described as Government Lot 4 and Government Lot 5. An area of about 8.7 acres of Lake Manuka that existed in the 1856 U.S. Government Survey of the township had since receded to the lake’s current shoreline, exposing former bottomlands. By using equitable principles of riparian rights, we were able to determine the proportional ownership of these two parcels of land.
